			Client Relationships/Portfolio Management Our principals are the primary point of contact for our clients. Annually, or more often as required, they establish acquisition and portfolio objectives with each client. Research Value-added investing requires an investment strategy which is in sync with current economic and market conditions. Accordingly, we develop an economic overview semi-annually. We run TortoWheaton Research data through a proprietary model twice each year. We then review the outcome in a session with senior TWR personnel who help us sharpen our focus on markets and property types which offer the best risk-adjusted returns for our clients. The result is a customized strategy specifically targeting markets, products and life cycle for each client. Acquisitions The best acquisitions are made by investment professionals who have well defined investment strategies, local market knowledge and insight, responsive decision making capabilities and diligent underwriting. Great Point's principals know their markets well from years of experience, maintain a very flat organization structure and benefit from a team approach to acquisitions. Asset Management Our asset managers average over twenty years of relevant experience. As property "owners", their role begins by participating in due diligence. Their annual business plans include leasing strategy, hold-sell analysis as well as economic objectives. Progress against those plans are reviewed monthly with all of the principals to facilitate information flow and resolution of critical issues. Dispositions At acquisition, we have an expectation for holding period based on the investment objectives and strategy. We evaluate our progress towards these objectives and market conditions in our annual hold-sell analysis. Financial Reporting Part asset management, part accounting and all about client satisfaction - communicating not only status but trends and forecasts are all part of our client oriented system. Clients and their consultants can have customized reports delivered on a timely basis.
